Step 1: Meet with Us!

There’s no better way to achieve your homeownership goals than to meet with a us One-on-One! That way we can take the time to educate you on the latest market trends and also discuss the type of home you’re looking for, including style, price, and location. There’s an old Realtor phrase that says “There are 10 steps to homeownership, Step 1 is to meet with us, we’ll handle the other 9”

Step 2: Get pre-approved

This might be a nerve wrecking moment. You might be thinking you won’t qualify at all! However, you’ll be surprised how easy this is to find out. Anyone can buy a home with the right guidance and preparation. There are so many programs now that make homeownership easy. What you’ll need to get started is providing: 30 days worth of Pay Stubs, the last two years W2s/Taxes, and two most current bank statements. However, there are programs where some, if not all, of these items can be waived but it’s best we discuss these other programs in person. Knowing what you can afford is critical to a successful home shopping experience!

BUYER’S ADVANTAGE:

As the home buyer, your agent’s commission is paid by the seller of the home in almost all circumstances. This means your representation costs you nothing!

Step 3: Search for homes

This is the fun part! We’ll schedule showings and help you find the perfect home!

ADVANCED SEARCH:

Not all real estate websites are the same. We have tools and systems to ensure you see every available home that meets your criteria.

Step 4: Make an offer

We will prepare the offer based on the price and terms you choose. Every market is a little different so let us guide you on the best way to get your offer accepted!

Step 5: Negotiation and contract

It may take a few tries to get it just right, but hang in there. You’re on your way!

THE CONTRACT:

In most cases the contract provides you with a timeline to obtain financing, as well as time to inspect the physical condition of the home. Your real estate professional will inform you of all your rights and responsibilities related to the contract.

Step 6: In Escrow

You and the Seller have agreed to the price and terms. The home is effectively held for you until closing.

Step 7: Final details

Perform due diligence, order the appraisal, conduct the inspection, and review terms with the lender.

PREPARING FOR CLOSING:

You will be finalizing your loan, reviewing documents, and discussing the findings from the inspection. Your agent will be managing this entire process for you.

Step 8: Closing

This is the transfer of funds and ownership. A title company or an attorney typically acts as an independent third party to facilitate the closing.

Step 9: Congratulations! You’re a new home owner! Time to Celebrate!!

Your Buyer Services 22-Point Guarantee is our commitment to you that we will perform the services listed below as your buyer’s agent under our Buyer Agency Agreement.

    We will conduct a buyer counseling session to discuss your needs and goals, and to plan the search for your property.
  2. BUYER AGENCY ALTERNATIVES
    We will discuss agency alternatives for you and the sellers.
  3. BUYER REPRESENTATION AGREEMENT
    We will present and explain to you the representation agreement and the special services and benefits it offers.
  4. YOUR FREE HOMEBUYER GUIDEBOOK
    We will provide you with a copy of the Homebuyer Guidebook and explain how you can use it as a road map through the home-buying process.
  5. FINANCING PRE-QUALIFICATIONS
    We will offer to arrange a pre-qualification or pre-approval appointment with our In-House lender to identify your range of affordability and to increase your negotiating strength.
  6. YOUR SEARCH
    Our goal is to present you with properties as they debut or before they appear on the open market.
  7. PROPERTY SHOWING
    We will show you properties that meet the criteria you have selected.
  8. PROPERTY EVALUATION
    We will discuss the positive and negative features of a property that may affect its value and future resale.
  9. PROPERTY DISCLOSURE
    We will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to me.
  10. REVIEW OF WRITTEN SELLER DISCLOSURE
    We will thoroughly review with you the seller’s written disclosure statement to enable you to accept or specify the remedy for each fault disclosed. Remedies for any disclosed faults should be addressed in the offer to purchase.
  11. APPRAISAL CONTINGENCY
    We will explain to you the option of an appraisal contingency.
  1. HOME WARRANTY
    We will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.
  2. BUILDING & TERMITE INSPECTIONS
    We will recommend that you obtain professional building and termite inspections.
  3. ESTIMATE OF FUNDS REQUIRED
    We will provide you with a preliminary estimate of closing costs and down payment requirement anticipated in the transaction.
  4. OFFER PREPARATION
    We will prepare a written offer on the property you choose to purchase, with terms approved by you.
  5. BUILDING & TERMITE INSPECTION REMEDIES
    We will work with you to request the Seller to remedy the items you specify after your review of the building and termite inspection reports as your Offer to Purchase specifies.
  6. NEGOTIATIONS STRATEGY
    We will prepare a negotiation strategy for the property you have selected, including a written Competitive Market Analysis and advice on the initial price and terms to offer where permitted.
  7. OFFER PRESENTATION
    We will endeavor to present your purchase offer directly to the seller in the presence of the listing associate.
  8. WALK-THROUGH
    We will accompany you on a thorough walk-through of the property (if one is provided for in the sale contract) before closing, and I will assist you in dealing with any problems discovered during the walk-through.
  9. CLOSING THE SALE
    We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
  10. AFTER-SALE SERVICE
    We will contact you after the closing to follow up on remaining details or service needs.
  11. SERVICE SATISFACTION SURVEY
    We will provide you with a confidential opportunity to give an evaluation of my services.
